Lake Thurmond

Savannah Lakes Village & the surrounding area is located on a 70,000 acre reservoir, Lake Thurmond, which seperates Georgia and South Carolina. The lake is over 60 miles long, up to 120 feet deep, and has 1200 miles of shore line. Field & Stream rated Lake Thurmond as one of the best bass lakes in the country. There are no restrictions for the use of motor crafts on this lake, making it one of the best recreational lakes in the South. The water temperature is absolutely great for swimming in the summer months. Usually we see water-skiers around the second week of May until sometime in October. Because you can see land no matter where you are on the lake, it is considered quite safe for boating. The land surrounding the lake is a wild life sanctuary with 75% of it undeveloped, National Forest, or State Parks. It took an act of congress & twenty years of lobbying to release 25% of the land on the lake for personal use. By far, it is one of the most spectacular lakes you will ever see!
Amenities

Savannah lakes Village has two private, 18 hole championship golf courses and two club houses. Both have restaurants, and boast of great food with exceptional chefs. There is no "food minimum" required. Green fees are under $20 for 18 holes, with an $15 cart fee for members and property owners. Both courses have pratice ranges and putting greens. Our 2.5 million dollar health and fitness center features a tennis complex, indoor pool, weight and exercise room, four lane bowling alley, meeting rooms for crafts and clubs, and a 500 seat multipurpose/dining room. The multipurpose room has a stage and dance floor. Full membership in the country club and all amenities are included with any purchase. It is a very popular place for people looking to retire, or those looking for a second home. The retirement community is filled with activities, and the golf courses make for a great way to spend an afternoon.
Lot Prices in Savannah lakes Village

Our lot prices begin at $20,000 for wooded, $45,000 for golf and $85,000 for lake lots. All lots have city water, city sewer, cable and fiber optic telephone lines. All utilities are under ground. Most lots have a gentle slope and all are wooded. There is no time limit on when you have to build, thus many are purchasing now for future use. There are a total of 5000 lots in the village, with no availability for expansion. We will always stay a small community. This land was purchased from the government, it took twenty years and an act of Congress to release a part of a National Forest to the public for private use. The community itself is still encompassed by the Sumter National Forest and three State Parks. As mentioned before, country club membership is included with your purchase of a home or lot. The property owners association fee is only $66 per month.
Weather

About every three years we get snow. Two inches collected and stayed for a day. Not bad for a winter snow storm! Honestly, our weather is ideal year round. We do have four seasons, with January & Febuary temperatures ranging from highs of 65 to lows of 40. July & August are our hottest months, with temperatures in the 80's & 90's and lows in the 70's. Golfing, boating, tennis, hunting and fishing are year round sports. We boast of over 300 days of sunshine a year.
Builders

There is no time limit on when you have to build so you can build when you are ready. You also can choose the builder of your choice. Savannah River Realty can help you through the process. We can set up your appointments to meet with builders, recommend builders worth visiting and even check on the building process for you. The average cost right now for building is $120 per sq. foot. That is a turn key operation except landscaping.
Taxes

South Carolina, according to Kiplinger's Newsletter, is the 6th lowest state in the nation when it comes to overall taxes per capita. Property taxes on an $250,000 home are approximately $2500.00 per year. On a $20,000 lot, the taxes would be about $200.00. Taxes are paid in arrears, which means you pay at the end of each year. This makes it very affordable for those on a retirement income. Once any homeowner turns 65 there is an additional savings which amounts to the first $50,000 of your homes value is exempt from being taxed.
Location

We are located between McCormick, South Carolina and Lincolnton, Georgia. Greenwood, SC. is about 25 miles away and Augusta, Georgia is only 40 miles. Atlanta, Georgia is 130 miles with Charleston, South Carolina only 160 miles. Within three hours from our location, one can be either in the mountains or at the ocean.
